Boyne Falls Real Estate
A mere six miles separate Boyne City and Boyne Falls. Odds are, if you visit one of the communities, you'll visit the other.
Boyne Falls is an official trail town! Boyne had added a bike-share program to provide a ride for all. The program allows people to borrow a bike for an hour or a day. Miles of professionally built single-track mountain bike trails welcome riders year-round. The trails range from beginner to advanced levels, some with berms and jumps.
Once a thriving logging community, Boyne Falls is home to Michigan's largest indoor waterpark, two championship golf courses, and a wide variety of other amenities located at Boyne Mountain Resort. The community also hosts the Polish Festival every year on the first full weekend in August.
Winter fun is abundant here, too, with Boyne Mountain's 60 downhill ski runs. Tubing is available at Boyne Mountain and fantastic cross-country skiing and snowshoeing trails can be found not only at Boyne Mountain but right in Boyne City.
According to the Northern Michigan Multi-Listing Service, the average sales price for a home in Boyne City, Michigan is $187,921, with a high of $289,000 in 2019 and a low of $137,000 in 2006. The average sales price for a Boyne Falls, Michigan condominium is $227,239, with a high of $700,000 at Disciples Village in 2019 and a low of $3,200 for a fractional in 2014.
Boyne Falls Community Highlights
Boyne has a river running through it. The 22 mile Boyne River brings beauty and wildlife to Boyne Falls. Swans and ducks paddle along just as kayakers do and eagles soar overhead. The Boyne River flows into Lake Charlevoix which is the third-largest lake in Michigan. Spanning more than 17,000 acres, and reaching a depth of 122ft, the lake has multiple marinas, a complimentary shoppers dock, beaches, and watercraft rentals.
In addition to Lake Charlevoix, the Boyne area is home to Walloon Lake, Deer Lake, Round Lake, and Thumb lakes, all open for the public pleasure. As a result, Boyne is often called "Where life meets the lake."
Along the water, public beaches offer clean sand, picnic tables, grills, and places to launch a paddleboard. Each beach has its personality - from quiet and secluded to full of potential friends, volleyball, and nearby campsites.
Area campgrounds range from rustic to modern and offer plenty of space to sleep under the stars - or maybe inside the RV - and to spend days in the great outdoors.

Avalanche Preserve - in the heart of Boyne City - offers about 13 miles of cycling trails. The trails wind their way up, down, and around a former ski hill, and, once at the top, the view includes Lake Charlevoix and the entire community. Nearby, the Boyne School Forest Trail is the focus of another expansion. Eight miles of existing trails with differing difficulty levels will soon connect to city property, where an additional eight miles of trails will be built.
Deer Lake
Spend the day down at The Beach at Deer Lake and enjoy a wide variety of activities for the whole family to enjoy. Whether you stay dry on a paddleboard or cool off with a quick dip, a day at the beach is a day well spent. Boyne Mountain offers the Deer lake the following activities: stand up paddle boarding, canoe/kayak rental, small sailboat rental, swimming, and lawn games - putt-putt, bean bag toss, and more!
Schools Near Homes in Boyne Falls, Michigan
The Charlevoix Intermediate School District (Char-Em ISD) is responsible for students in the Boyne Falls area. Char-Em ISD serves local school districts within Charlevoix, Emmet, and northern Antrim counties.
