Lake Michigan Real Estate

To serve my clients with the value they want, I have long since established an effective philosophy. I achieve this goal using industry best practices, listening to my client's specific wishes, and making sure I deliver to them the best possible value they can avail of on an option.

To do that, I have always focused on keeping variety in the Lake Michigan listings I put up. For instance, we have over 160 listings currently available, and they differ from one another in several ways. In terms of covered area, price, type, and luxuries, you will find listings of Lake Michigan homes, condos, lots, and beach houses immensely varied so you can find exactly what you wanted.

In terms of price, listings range between a small lot on Beaver Island for $54,000 and an 18,000 sq. ft. estate that comes with the tag of $14.9 million. You can, thus, imagine the great variety of properties and Lake Michigan homes I have waiting for your visit. From luxurious mansions with several bedrooms and bathrooms to compact beach houses suitable for a small family, I can help you find any kind of Lake Michigan real estate you want.

Real estate on Lake Michigan is among the most costly in all of Northern Michigan. You can occasionally find a tear down priced in the high $500,000's at the very bottom of the Lake Michigan real estate market, while 2 or 3 bedroom condos for sale in Lake Michigan will cost between $400,000 and $1,000,000 or so (usually under 1,200 square feet) - and this makes up about 40% of the Lake Michigan real estate market.

The great majority of Lake Michigan real estate listings are single-family houses priced between $750,000 and $12 million. Buyers at the lower end of that spectrum are seeking for homes that are between 1,500 and 2,500 square feet on smaller lots, but they do include patios and rooms with breathtaking ocean views.

Lake Michigan residences become more substantial as the price rises, and when you get into the $3 to $6 million level, buying a property in Lake Michigan usually implies a 4,000+ square foot home on a large lot.

If money isn't an issue, you can discover gorgeous mansions near Lake Michigan, with the higher echelons of the market ranging from $5 million to $12 million and up - the type of extravagant homes. At this price point, you'll get exactly what you paid for, with 15,000 square foot homes with a beachfront view from practically every room and listings that include the name of a well-known architect.

There are many different housing options in Lake Michigan including condominiums for sale and land lover homes for sale.

According to the Northern Michigan Multi-Listing Service, the average sales price for a Lake Michigan home is $865,921, with a low of $12,500 in 2011 and a high of $13,250,000 in 2023. The average sales price for a Lake Michigan condominium is $422,672, with a low of $6,000 for a fractional in 2001 and a high of $4,000,000 for a Bay Harbor condo in 2022.

Lake Michigan Community Highlights

The third-largest Great Lake has a water surface size of 22,300 square miles and numerous islands, including the Beaver Island archipelago and the North and South Manitou Islands off the coast of Michigan's mitten-shaped Lower Peninsula's "Little Finger" region. Sleeping Bear Dunes National Lakeshore includes the Manitou Islands.

The "lake effect," generated by the vast volume of its namesake water, favors Michigan's western Great Lakes region, which produces a suitable environment for cultivating a variety of agricultural products. Many crops, such as blueberries, cherries, asparagus, and grapes for juice and wine, are grown in abundance in Michigan, with orchards and vineyards flourishing along Lake Michigan's shores.

On the beaches of Lake Michigan, nearly four dozen lighthouses exist as monuments of the importance of the centuries-old maritime industry, a narrative beautifully told at the Michigan Maritime Museum in South Haven. Sloop with square topsail copy Friends Good Will organizes expeditions from the museum to give visitors a taste of 19th-century sailing; in season, the Tall Ship Manitou out of Traverse City also conducts daily sails.

Memorable sunsets over the Great Lake Michigan are another benefit shared by all of the state's western beaches.
